Drain clearing

Standing water that sits for 48 hours or more accelerates membrane breakdown, stresses seam edges, and softens the membrane around drain collars. Every drain, scupper, and overflow drain gets cleared and flow-tested before the inspection moves on.
Membrane inspection
Full roof surface inspection covering the entire membrane. We're looking for blistering — where air or moisture has gotten between the membrane layers and created raised bubbles. Cracks and surface crazing on modified bitumen roofs in Aventura and Kendall that have been through several Miami summers. Punctures from storm debris. Any area where the membrane has started to pull away from the surface. Most of these findings are maintenance items — noted, documented, and addressed before they open up into active leaks.
Flashing inspection at every penetration point
Every HVAC curb, drain collar, plumbing vent, and perimeter termination gets checked. Flashings are the most common source of flat roof leaks in Miami-Dade — they take more stress than the field of the membrane and they're the first place hurricane-season wind uplift creates failures. A flashing that's starting to lift gets re-embedded and sealed on the maintenance visit rather than left until it's actively leaking.
Seam inspection
Every linear foot of heat-welded or adhered seam on the roof. Perimeter seams where the membrane terminates at a parapet wall or drip edge take the most wind pressure. Field seams where two sheets of membrane meet get checked for any sign of separation or lifting at the edges. A seam that's starting to open is a $200 maintenance repair. The same seam found six months later after a wet season has run water under the membrane is a $2,000 insulation replacement job.
Biological growth treatment
Miami's humidity and heat create conditions where algae, mold, and moss establish on flat roof surfaces faster than in most US markets. Biological growth holds moisture against the membrane surface and accelerates UV degradation underneath it. Treatment on a maintenance visit stops it before it becomes a structural concern.
Written condition report
The visit closes with a written condition report — every finding documented with location, severity, and recommended action. That report is yours to keep. It goes in your property file, gets shared with your insurance carrier if needed, and serves as the baseline for the next maintenance visit.
